Occupational Summary

Perform skilled and routine maintenance, grounds and housekeeping tasks necessary to maintain buildings, grounds and equipment managed by Apartment Operations.

Work Performed

Operate grounds maintenance equipment including, but not limited to, front end loader, backhoe, snow plow, tractor with mower deck, tiller, chain saw, edger, weed eater, backpack blower, yard vacuum and hedge trimmer.

Perform grounds maintenance tasks including, but not limited to, fertilizing, mulching, weed eating, large area mowing, tree and shrub trimming and planting, removing trash and dead trees and shrubs, installing planter beds; install, maintain and/or repair fences, terraces, traffic signage and drainage ditches. Perform housekeeping duties including, but not limited to, operating equipment to strip, scrub, wax and refinish floors and baseboards, clean carpets and uphol-stery and apply carpet protectant; wash windows, door frames and walls; set up apartments for visiting dignitaries; respond to emergency situations such as fires and floods using blower fans, wet vacuums and other equipment as necessary to limit damages; inventory and stock related supplies.

Perform light maintenance tasks including, but not limited to, unstopping drains and commodes, installing, cleaning and changing HVAC filters, spot painting and spackling to repair minor wall damage, painting outside posts and fences, replacing overhead fluorescent and other light bulbs, assembling and repairing furniture using hand and power tools; assist mechanics as directed. Operate the Apartment Operations Cyclic furniture program as directed by the Service Supervisor including, but not limited to, conducting inventories of furniture on hand, evaluating condition of furniture, receiving, storing and placing furniture in appropriate apartments; removing, storing and delivering surplus furniture from appropriate apartments; operate light and medium trucks in support of these activities.

Perform routine maintenance on equipment used in groundskeeping, housekeeping and other assigned tasks including, but not limited to, lubrication, oil and filter changes, belt and blade replacement, tire changes and light welding; install and remove auxiliary equipment as necessary including, but not limited to chains, plow blades and tillers; inform supervisor of need for major maintenance; per-form other repair and inspection tasks required to keep equipment efficiently and safely operative.

Train and supervise student groundskeepers or laborers as assigned to assist in the performance of duties. Perform other related duties incidental to the work described herein.

Required Qualifications at this Level

Education/Training

Work generally requires the ability to understand and follow instruction normally acquired through a partial high school education.

Experience

Work requires two years of experience in the general maintenance and repair of small equipment, motors and appliances necessary to perform the general maintenance and minor or routine repair of equipment, facilities and grounds.

OR AN EQUIVALENT COMBINATION OF EDUCATION AND/OR EXPERIENCE

A valid North Carolina Driver's license is required.
