Occupational Summary

Perform maintenance and repair work on Medical Center plumbing, electrical, heating, air conditioning and refrigeration facilities and equipment; assume independent responsibility for the overall maintenance of assigned Medical Center facilities during second and third shifts, weekends, and holidays.

Work Performed

Respond to Medical Center emergency maintenance calls after normal shop hours and on weekends and holidays; perform necessary repair work, which may include temporary repairs sufficient to secure the systems and facilities until permanent repairs are feasible; notify appropriate personnel if further action is required; log all calls received and document action taken.

Conduct periodic inspections of designated buildings and equipment; when necessary, repair and perform preventive maintenance on general building facilities and electrical, mechanical, HVAC, refrigeration, and communication systems.

Respond immediately to fire alarm systems; disengage electrical, water, or gas systems to protect building occupants and property; assist University Police in removing patients, personnel, or equipment as needed.

Assist with major repairs to electrical, plumbing, heating, HVAC, and refrigeration equipment as needed.

Advise management of general condition of facilities and equipment and any unusual problems or concerns that may arise; make recommendations for facilities improvements or upgrades.

Maintain appropriate documentation of maintenance and repair records to ensure compliance with applicable regulations and codes.

Lock and secure all Medical Center buildings and facilities; monitor, activate and reset automatic security systems when necessary; repair broken locks and maintain keys to all buildings and facilities. Perform other related duties incidental to the work described herein.

Required Qualifications at this Level

Education/Training

Work requires an educational background normally equivalent to a high school education with course work in skilled crafts or trades.

Experience

Work requires broad based knowledge of plumbing, carpentry, air conditioning, refrigeration, and electrical equipment normally acquired through 3 years of building maintenance and repair experience.
