Occupational Summary

Install, repair and maintain utility plant equipment, facilities and distribution including overhauling, adjusting and repairing chillers, boilers, generators, pumps and auxiliary equipment; understand all phases of utility plant operation; assist in the training of plant personnel and assume the duties of the plant supervisor when required.

Work Performed

Following a predetermined schedule, perform preventative maintenance on utility plant equipment, facilities and distribution to include changing filters, checking pump alignments, lubrication of pump and fan bearings, gear boxes, linkages, and moving parts, replace pump seals and align shafts, clean and wipe down equipment, etc.

Read and understand equipment operation & maintenance manuals

Perform scheduled overhauls on major utility equipment

Install, repair or replace all major utility equipment including pipes, conveyors, pumps, fans, valves, traps, expansion joints, relief valves, and pressure reducing valves

Fill out paperwork including but not limited to work orders, inventory, and preventive maintenance forms.

Use specialized testing devices, hand and power tools associated with the trade.

Perform skilled craft work related to plant maintenance that may include welding and cutting, and pipefitting

Operate and maintain all types of loaders and hoists at utility plants.

Maintain a clean and orderly working environment by cleaning assigned areas

Perform safety duties as a fire watch or confined space entry attendant

Assist other mechanics as required/directed.

Notify supervisor when they discover equipment is in need of repair

Process hot work permits.

Adjust and maintain automatic control valves

Locate major branches, valves, return lines, and vacuum lines to troubleshoot plant or distribution problems

Perform basic calculations and conversions.

Use computer software applicable to maintenance operations.

Diagnose operational problems, control and equipment malfunctions, and initiate corrective action. Notify supervisor for major repairs.

Perform chemical testing and analysis of process water and maintain proper chemical levels within design limits

Maintain chemical treatment equipment such as softeners, polishers, filters, pumps, etc.

Maintain chemical logs accurately and legibly

Determine type and quantity of materials to use according to University standard(s)

Conduct job-site inspections to determine compliance to standards and codes.

Perform job task organization including personnel responsibilities, task organization, safety and quality control.

Ability to read process and instrumentation diagrams, one line diagrams, and plan views to troubleshoot and diagnose problems.

Review design documents and evaluate compliance to standards and specifications.

Provides technical guidance and direction to lower level personnel

Assume the duties and responsibilities of the shop supervisor in their absence as needed.

Analyze system or component failures and recommend proper corrective actions.

Train lower level personnel in all phases of plant operation and maintenance

Perform other related duties incidental to the work above

Required Qualifications at this Level

Education/Training

Work requires a High school diploma or equivalent

Experience

Work requires five years experience in installing, maintaining and/or repairing utility systems equipment, facilities, or distribution. Must pass the Basic Duke Utility Systems Operations Test within 6 months of entering position. Must earn universal refrigerant certification within six months of entering position.
