Occupational Summary

Supervise and participate in the installation, calibration, maintenance and repair of building automation control equipment and systems to achieve better HVAC system effectiveness; supervise the 24 hour operation of the central control center to monitor and control various building functions to include environmental, safety, security and transportation systems.

Work Performed

Supervise and participate in the installation, modification, inspection, testing and repair of various pneumatic, digital and electronic controls systems to ensure better operation and energy efficiency. Employees supervised may include Controls Technicians and Senior Controls Technicians.

Supervise the operation of the central control console to monitor and control various functions of the facilities environmental, safety, security and transportation systems on a 24 hour basis. Employees supervised may include Trainees, Central Control Operators and Senior Central Control Operators.

Plan and schedule work for each group ensuring proper distribution of assignments and adequate staffing, space and facilities for subsequent performance of duties.

Analyze building heating and cooling systems and confer with engineers on the development of preventive maintenance schedules and long range planning for system modification as they relate to effective energy management.

Ensure all control points are operating properly and alarm parameters are established; maintain accurate and up-to-date diagrams of control systems.

Provide input to FPDC and engineers for the expansion and modification of control systems during projects; manage expansion and modifications to include field hardware, network equipment, server hardware and related software; provide backup plans for system or component failure.

Coordinate the training and orientation of new employees as well as continuing development programs for staff.

Prepare budget recommendations associated with HVAC controls and energy management; make budget recommendations associated with the operation of the central control room to ensure adequate staffing and equipment to meet current and future needs; prepare a variety of operational, financial and statistical reports and analyses setting forth progress, adverse trends and appropriate recommendations or conclusions. Recommend various personnel actions including, but not limited to, hiring, performance appraisals, promotions, transfers and scheduling.

Perform other related duties incidental to the work described herein.

Required Qualifications at this Level

Education/Training

Work requires a technical background in control systems normally acquired through a two year Associate Degree program in a field related to HVAC and the networking and operation of control systems. Valid N.C. Driver's license and a driving history acceptable under the guidelines of the Safe Driving Policy.

Experience

Work requires 5 years of experience in performing a full range of tasks associated with controls and building automation systems; supervisory experience required.
