Occupational Summary

Administer a construction quality control program; coordinate schedules, budgets and inspectors on Duke University construction projects to ensure compliance with construction documents and completion within specified schedules.

Work Performed

Administer a construction quality control program; coordinate schedules, budgets and inspectors on Duke University construction projects to ensure compliance with construction documents and completion within specified schedules; prepare and record agreements and contracts for professional services of consultants and contractors to implement design and construction of new buildings and renovations of existing facilities.

Maintain liaison between contractor, project manager, and consultants during construction to resolve problems and to maintain project schedules and budgets; hold pre-bid and pre-construction conferences on projects.

Maintain communication with Medical center administration regarding service interruptions to utilities, traffic flow and building access related to construction projects.

Provide documentation of construction progress including, but not limited to shop drawings, manpower, schedules, delays, changes, ad payments.

Coordinate and perform final inspection of projects; secure documents for final close out, certify completion and prepare close out forms for projects; review projects prior to end of warranty period for non- compliance items.

Manage development and issuance of construction documents for bidding or pricing; set bid dates, open bids and assist in securing approval to proceed with projects; issue notice to proceed.

Review and coordinate contract provisions required by administration of job requirements; inspect projects for compliance with construction documents and owner standards and quality.

Prepare reports and analyses setting forth progress, adverse trends and appropriate recommendations or conclusions.

Supervise and coordinate the work of designated employees, reviewing completed work for adherence to instructions and completeness.

Perform other related duties incidental to the work described herein.
