Occupational Summary

Supervise, coordinate and schedule the preventive, routine and general maintenance activities associated with Duke University buildings to include, supervision and coordination of the repair and maintenance of building equipment and supervision of the coordination and scheduling of renovation projects; serve as general liaison for the Facilities Management Department with the building occupants.

Work Performed

Supervise and coordinate with building users or departments the repair and maintenance of building equipment, determining maintenance and repair schedules; establish building equipment preventive maintenance program.

Supervise the coordination and scheduling of renovation projects; determine renovation requirements; manage maintenance and renovation projects to include monitoring progress and reviewing expenditure of funds to ensure compliance with budget; analyze costs between various proposals from external vendors. Provide liaison between maintenance staff, contractors and users to discuss modifications and adequate solutions to maintenance and project problems; award maintenance and project contracts and review to ensure compliance. Inspect maintenance and renovation projects to ensure procedures and materials comply with maintenance and renovation specifications, contract documents and/or work instructions.

Recommend the requisition of equipment for maintenance and renovation projects; supervise receipt, storage and placement for equipment and maintenance of related records.

Maintain maintenance and renovation project files; compile and prepare reports on maintenance and renovation projects setting forth progress, adverse trends and appropriate recommendations.

Supervise general maintenance activities by making work assignments and coordinating multiple maintenance trade activities; recommend various personnel actions including, but not limited to, hiring, performance appraisals, promotions, transfers, and vacation schedules.

Perform other related duties incidental to the work described herein.

Required Qualifications at this Level

Education/Training

Work requires communication, coordination and trades skills normally acquired through a high school education plus two years of specialized training in the building trades.

A North Carolina license in one of the following areas is required: HVAC, Electrical and/or Plumbing.

Experience

Work requires a broad knowledge of building systems, equipment, renovations and maintenance, including knowledge of maintenance techniques/methods and building construction/renovation normally acquired through six years of experience in one or more of the skilled trades. OR AN EQUIVALENT COMBINATION OF RELEVANT EDUCATION AND/OR EXPERIENCE
